It is always due on the first of the month, but there is a grace period until the 3rd of the month before you would begin accruing late fees. After the grace period, a notice of non-payment of rent will be sent via certified mail, regular mail, and email.

 

 

You can pay your rent through your online tenant portal or via check. If you need to pay with multiple checks, they must be in certified funds only.

You must submit your notice of whether you wish to renew or whether you wish to NOT renew your lease at least 30 days prior to the end of your current lease

If you wish to renew your lease, be sure to let us know via email at least 30 days prior to the end of your current lease. If anything has changed in your living situation (perhaps you’d like new tenant to join you at this residence, or perhaps you acquired a new pet), be sure to notify us of these changes in your renewal process.

There is no charge for our leasing staff to help you to find a home. If you decide to submit an application on one of our properties, there is a $45 per person charge for the application fee per applicant 18 years and older.

We collect first month’s rent, a security deposit (usually equal to one month’s rent), a $250 or more non-refundable cleaning fee, if applicable, a $250 refundable pet deposit (per pet) plus a $35 – $50 per pet, per month pet rent fee, in addition to a one-time nonrefundable $100 admin fee. All non-refundable charges are taxed.

You can call our office or email us at info@az-rm.com and we will contact the owner to see if your pet(s) could be considered. Sometimes, but not always, an owner may reconsider their requirements after reviewing your pet’s verifiable history, or adding a pet deposit, to cover possible damages. Pet restrictions do not apply to assistive living animals.

No, we are not authorized to hold a home. In rare cases, with owner approval, the longest a home could be held is 30 days. Most owners will not agree to hold a home longer than 7 – 14 days after the posted availability date, and then they would require rent payments to begin.

You can call our office or email us at info@az-rm.com and we can put you in touch with one of our leasing agents. Appointments are always required to view a property, whether it is vacant or not. You may drive by the property, however the current occupant is advised not to allow any prospective tenant access to their home without a leasing agent present. Our leasing staff is available 7 days a week to accommodate you.

 

Current tenants are required to give a 30-day notice of their intentions to move, so we seldom know beyond 30 days which specific homes are going to be available for rent. Since we manage many hundreds of homes, there are usually several choices of rental properties available. These homes are updated on our website on a daily basis, so you may want to bookmark our site www.azresidentialmgmt.com and visit often as the time gets closer for you to select a rental home.
